Agency
FHM is not an agent of you or any lender unless otherwise provided under applicable state law pertaining to the specific services provided. FHM only provides an administrative service to consumers and participating lenders. Decisions regarding pre-approval requests are made by participating lenders and not FHM. FHM assumes no responsibility for any result or consequence related directly or indirectly to any action or inaction that consumers take based on the Services, including on the Site, and any other information available there. Interest rates provided through the Services are for information purposes only, and actual interest rates may vary.
Equal Housing
FHM is an Equal Housing Lender. As prohibited by federal law, we do not engage in business practices that discriminate on the basis of race, color, religion, national origin, sex, marital status, age (provided that you have the capacity to enter into a binding contract), because all or part of your income may be derived from any public assistance program, or because you have, in good faith, exercised any right under the Consumer Credit Protection Act. Lender
FHM shall not be liable for any damages or costs of any type arising out of any loan products or other services offered by lender. The lender is solely responsible for its services to you. You acknowledge and understand that lenders keep information provided by FHM during processing of your request, regardless of whether you are qualified for a loan or obtain a loan with any lender. FHM is not liable for any communications from lender, and you agree to notify any particular lender directly if you wish to no longer receive communications. Lenders and other brokers, dealers, and partners, may make certain disclosures to you in compliance with applicable state and federal laws.
Options
The use of FHM's Services are not required to obtain a residential mortgage loan. The full range of loans available may not be listed on FHM's platform, and different terms and conditions, including lower rates, may be made available from others not listed.
Lender Interest Rates
The interest rates quoted by lenders are subject to change unless and until an interest rate lock-in agreement is made between you and the lender. The terms and conditions of lock-in agreements, including whether the lock-in fee may be refunded, will be set by the lender. FHM does not offer lock-in agreements and does not guarantee interest rates made by lenders. If the lender is licensed under the Washington Mortgage Broker Practices Act, the fees paid by you for third-party services may be held in a trust account, and any such moneys remaining after the payment to third-party providers will be refunded to you.
Obligations after Denial of Loan
If you are unable to obtain a loan for any reason and you have paid for an appraisal, title report, or credit report in full in connection to a loan made with a lender licensed under the Washington Mortgage Broker Practices Act, the lender shall give you a copy of any such document, and will transmit the originals to any other mortgage broker or lender at your direction within five (5) days of your written request. Under the Equal Credit Opportunity Act (ECOA), you are entitled to receive a copy of any appraisal you have paid for.
Loan Estimate
If your inquiry is forwarded to a participating lender, you may receive from the lender a Loan Estimate Form as required by the Real Estate Settlement Procedures Act (RESPA) and Truth in Lending Act (TILA).
Washington State Foreclosure Assistance
Borrowers who are unable to afford their mortgage payments and who wish to avoid foreclosure should request a loan modification from Flyhomes Mortgage. Loan modifications are granted on a case-by-case basis. To begin the loan modification request process with Flyhomes Mortgage, borrowers should request a Loan Modification Intake Form by emailing servicing@flyhomes.com or by calling 855-220-1238 before the loan maturity date.
The following financial documents will be collected when discussing options for avoiding foreclosure:
- If refinancing with Flyhomes Mortgage: The borrower is to provide an explanation of the delay in refinancing the short-term loan and the estimated closing date to their Flyhomes Mortgage Loan Officer.
- If refinancing with another lender: The borrower will upload their commitment letter when completing the Loan Modification Intake Form.
- If no refinance lender has been selected: A full refinance application must be submitted to Flyhomes Mortgage.
Once the Intake Form is received and the above documents have been obtained and verified, Flyhomes Mortgage will process the modification request.

Foreclosure counseling helps homeowners understand all of their options and determine the best course of action.
